Restaurants, coffee shop & more coming to new shopping plazas on same site in Perry
A Surcheros Fresh Mex is joining Holy Pie! Pizzeria, a Dunkin’ and more in a new development at the corner of Houston Lake and Perry Parkway in Perry.
The Perry Parkway Project by the Dhan Group includes two shopping plazas going up on 4.1 acres at 1818 Houston Lake Road.
The new building under construction closest to the intersection is a shopping center anchored by a convenience store and gas station.
A new Dunkin’ with a drive-thru is coming to this building, along with a new breakfast spot, said Roger Patel, president of the Warner Robins-based Dhan Group.
The second building behind it will house the Surcheros, Holy Pie! Pizzeria, a Flo & Glo IV Wellness Lounge, a pharmacy with a drive-thru, and a nail salon.
“We are excited about this, and it looks very promising,” said Patel, whose company also is behind the Century Market Plaza in Warner Robins and multiple other developments in Houston County.
“We think it is going to be a good project for us and for the entire area where the people will get all the options about the different businesses. They will cater to the demand of the local area.”
Here’s a quick look at a few of the new spots:
Dunkin’
Nick Patel and Harry Patel of the QSR Group are opening their 15th Dunkin’ in the new building closest to Perry Parkway, with the new coffee and doughnut shop to also house a Baskin-Robbins.
The men, who have been best friends for more than 20 years, own Dunkin’ franchise stores from Macon to Tifton. Their Warner Robins location at 3111 Watson Blvd. also offers Baskin-Robbins ice cream.
“Perry is developing — the next big community,” Nick Patel said. “So, we thought this would be a great place to have an ice cream place for the families.”
The new 2,200-square-foot Dunkin’ will have a small dining area and a drive-thru.
“Just can’t wait,” Patel said. “We’re excited to open another one.”
Surcheros
Kyle and Debbie Cullars of Milledgeville are opening with their sons, Taylor and Connor, their third Surcheros in a 3,400-square-foot space in the middle of the new shopping plaza behind the first on the site.
Surcheros is a quick-serve restaurant chain known for its made-to-order Tex-Mex burritos, tacos, nachos, quesadillas, salads and burrito bowls. Guests can choose from a variety of meats, toppings and sauces.
“We’re excited about it,” said Kyle Cullars, independent owner and operator of the new restaurant. “We look forward to serving and joining the Perry community.”
The couple opened their first Surcheros in their hometown of Milledgeville in July 2020. When their sons wanted to join them in the venture, they decided to expand the brand.
The family has an area development agreement with Surcheros for the counties of Baldwin, Green, Houston, Morgan, Newton, Peach and Putnam. The first to open in the agreement was in Warner Robins in August.
The food and service will be the same as at their other restaurants, but the Perry location will have a different design. The dining room will be able to seat about 72 people.
Also, the Perry location won’t have a drive-thru but will have a couple of designated parking spaces in front of the restaurant for customers to come inside and pick up orders placed online. Third-party delivery services also will be available.
Holy Pie! Pizzeria
Jake Watson, his wife Penny, and son Jake Jr., are opening their third Holy Pie! Pizzeria on the far right end of the building that includes the Surcheros.
The new spot will offer pizza, wings, pasta, calzones, sandwiches, salads and desserts.
The Watson family opened their first Holy Pie! Pizzeria in Roberta at 256 Wright Ave. in 2022, and their second at 5797 Houston Road in Macon in 2023. Two friends Kendall Wilson and Olman Del Cid developed the concept and opened the first Holy Pie! Pizzeria in Savannah in March 2021. Jake Watson and Wilson are cousins. Wilson and Del Cid have three locations in the Savannah area.
Watson, who emphasized that their pizzerias are faith-based, noted business cornerstones of freshness, quickness and affordable pricing. A daily special on the menu is a large, one-topping pizza for $10.99.
The 1,200 square-foot-pizzeria will have a small dining area with a few tables for about 12 to 15 people and a drive-thru. It’s also expected to offer its own delivery service as well as delivery via third parties.
Flo & Glo IV Wellness Lounge
The wellness lounge is expected to offer IV infusions, vitamin injections, detox footbaths and red light therapy, according to its Atlanta location website.
The company was started by Heather Wallace who discovered IV hydration during her own health battles that she overcame, according to What Now Atlanta. The Perry location will be a franchise store, Wallace posted on Instagram.
The business offers a variety of IV infusions to strengthen the immune system, boost energy, help revitalize skin, even recover from a hangover and more, according to the website. Injections include Vitamin D, B-12, Vitamin C, Folic Acid and more.
In addition to eliminating toxins, the footbaths also are billed on the website to reduce stress and fatigue, improve circulation and enhance the immune system.
Red light therapy uses low-wavelength light to penetrate the skin to promote cellular regeneration, improve circulation and more, according to the website.
The shopping plazas are expected to be completed in early 2025.
