A $33 million apartment building and parking garage are coming to downtown Macon.

An already existing parking lot will become a mixed-use development for offices, lofts and retail space, and a garage with over 350 parking spaces behind City Hall on D.T. Walton Senior Way and Poplar St. Lane.

Alex Morrison, executive director of the Urban Development Authority, said the new complex and parking structure will bring in more money than its previous land use, which was a flat parking lot for City Hall.

“We’re able to turn it into something that generates revenue for the city, provides greater benefit to the business owners downtown and provides opportunities for new residents to join us here,” Morrison said.

The project includes 146 one-bedroom, 600-square-foot lofts and larger townhome units, as well as 7,000 square feet of offices and retail space.

The parking garage is expected to be complete by summer 2026, and the mixed-use apartments – known as the Lofts at D.T. Walton – will be completed by spring 2027, according to Piedmont Construction Group Vice President Adam Berkstressor. Piedmont helped build other major projects, including the Tubman African American Museum and Atrium Health Amphitheater.

Developers with Gateway 75 will lead the project in partnership with the Urban Development Authority and NewTown Macon, which contributed $3.5 million to the project.

Katilynn Kressin, downtown Macon business owner and Urban Development Authority member, said this project is a sign of the city’s growth and revitalization.

“For businesses like mine and so many others, it means more foot traffic and energy on our streets … a place where people can live, work and thrive,” Kressin said at a groundbreaking ceremony on the property Tuesday.

This project and other properties under development downtown are worth over $1.5 billion, according to Mayor Lester Miller. This includes Rosa Park Square, the recently-demolished old Ramada hotel, two hotels, green space next to Barks N’ Brews and a fitness center.

“If you’ve enjoyed the ride in the last four years, I can tell you that you need to put an extra seat belt on for the next four years, because you’re going to see a lot of this,” Miller said.
