Two more apartment complexes proposed for north Bibb, one for seniors
For the second time this month, Macon’s zoning commission is expected to consider two new apartment complexes in north Bibb County.
At its May 5 meeting, the Macon-Bibb County Planning & Zoning Commission approved apartment developments on Lamar Road North and on Zebulon Road, which would create a total of 450 units.
On Monday’s meeting agenda, there are apartment complexes planned for Hall Road and another one on Zebulon Road for seniors.
A conditional-use permit is sought for 1425 Hall Road by the applicant, CRN Development out of Florence, Alabama, to allow multifamily apartments. The property was rezoned to a multifamily residential district in May 2014 to allow 96 units, but the applicant failed to fulfill the conditions of the approval within the time specified and the commission staff withdrew the file. As with the previous proposed development, the applicant will be seeking tax credits for the project.
The current application is for 92 units in four buildings, a clubhouse, swimming pool, playground and picnic pavilion. The project would include one-, two- and three-bedroom units, ranging from about 777 square feet to 1,244 square feet.
The proposal “is consistent in density, parking and setbacks” as previously approved by the commission, the staff’s report said.
The other conditional-use application would allow a 90-unit multifamily complex for seniors at 6601 Zebulon Road. This is west of Interstate 475 and near Ansley Village apartments, which are across the entrance to Lake Wildwood.
The current property is owned by Hephzibah Children’s Home, and the applicant, Oracle Design Group Inc. of Louisville, Kentucky, has an option to purchase the 10-acre site.
The multifamily development would include 10 one-story apartment buildings, each with nine units. The project would include one-, two- and three-bedroom units, a community building with fitness room, a gazebo and picnic area. The units would have large, covered porches.
Plans indicate a 40-foot buffer between the proposed development and an existing residential development.
The property is surrounded by residential and commercial uses, a church, a shopping center and undeveloped land, according to the staff report.
“The project may increase traffic along Zebulon Road in this area, but it will most likely be minimal,” the report said.
Staff reports for each project separately said: “Staff does not anticipate any adverse impacts to the comprehensive land development plan from the proposed use.”
The meeting begins at 1:30 p.m. in the 10th floor conference room, Willie C. Hill Government Center Annex, 682 Cherry St.
