Residential development planned for Raley Road in Bibb County if rezoned
A residential development with 27 homes is planned for Raley Road, off Eisenhower Parkway and Interstate 475, but the property has to be rezoned first.
The Macon-Bibb County Planning & Zoning Commission is expected to consider an application to rezone nearly 4 acres at 4773 Raley Road from an agricultural district to a single-family residential district to allow a detached residential cluster development.
The applicant also is requesting approval for a conditional-use permit to allow the development along with a revision to a previously approved site plan.
The 4-acre parcel would be added to an adjacent 11-acre site at 4719 Raley Road, which was rezoned to a residential district in 2015, according to the commission's staff report.
The gated cluster development would include 27 single-family homes that would be about 2,200-3,000 square feet in size. Amenities would include a 5,400-square-foot clubhouse, swimming pool, playground and a 1-acre nature trail, park and storm-water detention pond.
The staff report said the proposed rezoning is not inconsistent with the 2040 Future Land Use Plan and appears to be a logical extension of the residential zoning of adjacent land.
However, it would also be adjacent to light industrial-warehouse land uses that "may result in future conflict should the non-residential property owners wish to expand or intensity their land uses in the future," the report said.
The meeting is scheduled to begin at 1:30 p.m. in the 10th floor conference room, Willie C. Hill Government Center Annex, 682 Cherry St.
