Group seeks rezoning in east Macon for ‘neighborhood’ for disabled, homeless

Georgia Behavioral Health Services wants property in east Macon rezoned to build duplexes that would provide housing for low- and moderate-income families that are homeless or disabled.

The development, called Third Neighborhood, is a continuation of the city’s revitalization efforts in the Fort Hill neighborhood. The Macon-Bibb County Planning & Zoning Commission will hear the request at its meeting Monday.

The proposal calls for the demolition of “existing blighted structures” and the construction of five duplexes that will include eight one-bedroom/one-bath units and two two-bedroom/two-bath units, along with 10 parking spaces, green space and hardscaping.

The rezoning would include .87 acres at 672 and 688 Bowman St. and 1061 Woolfolk St.

Georgia Behavioral is the land-owning arm of River North Behavioral Health Center, which would provide support services and case management for the residents.

The request seeks to have the property rezoned from R-2 (two-family residential district) to PDR (planned development residential district). It also seeks a conditional use permit to allow the duplexes.

The meeting begins at 1:30 p.m. in the 10th floor conference room, Willie C. Hill Hall Annex, 682 Cherry St.

CERTIFICATE OF APPROPRIATENESS:

2764 Cherokee Ave.: Certificate of Appropriateness to allow exterior modifications to an existing dwelling, HR-2 District. Augustin Morales Jr,, applicant.

596 College St.: Certificate of Appropriateness to allow design approval of exterior changes (replacement of columns), HR-3 District. Madison-Poss & Associates, applicant.
