Residents of 25 Bibb County neighborhoods will soon find out that their property values — and potentially their taxes — will drop this year.
Chief Appraiser Andrea Crutchfield estimated that 5,000 to 6,000 homes will see lower valuations for the 2010 tax year. The 25 neighborhoods, all across Bibb County, were marked down because sale prices had dropped below the 2009 valuations, she said.
“I’m sure the homeowner will think it’s a positive,” she said.
The number of decreases varies within each neighborhood. Officials have estimated that most cuts would be about 5 to 10 percent.

Notices of the changes are scheduled to be mailed Friday. Residents will have until June 28 to consider appealing. Assessors expect few appeals because those values are getting lowered.
Crutchfield said the neighborhoods were in all corners of the county, and values decreased in several kinds of neighborhoods and housing. There aren’t many clear trends.
“Some areas like Bloomfield and Village Green continue to decline,” she said.
Property owners may appeal more cases over other kinds of notices being mailed Friday. Notices are being sent to owners who have renovated or built their homes, as well as notices to about 1,900 property owners who protested this year’s valuations.
Crutchfield said that, were it not for a moratorium on increasing valuations, some neighborhoods would have gone up in value. Assessors plan to continue tracking those to keep the books current. The 2009 assessment was the first successful such process in eight years, though dozens of properties are still winding their way through the appeals process.
Assessors released a list of neighborhoods and their areas. Not every neighborhood in affected areas is going down in value.

The affected neighborhoods and their locations are: 96, Northridge; 592, Sandusky Estates; 5105, Brookfield Phase I; 6014, Sherwood Forest; 6114, Storeyland; 6116 and 6117, Vinson Village; 6119, Groveland Park; 6385, Ocala Plantation; 6494, Chandler Downs; 6495, Quail Ridge Phase 1C; 6924, Beaumont Heights; 7039, Apple Valley; 7040, Whispering Pine; 7120, Washburn property; 7150, Marshall Heights; 7182, Bradstone Ridge; 7210 and 7220, Shurlington area; 7340, Mikado/Capitol Avenue/Houston Road area; 8254, Highland Plantation; and 9060, 9064, 9066 and 9470, parts of Hillcrest and the Cherokee Heights area.
