Plans for a mixed-use development on the former Bibb Mill site are expected to be discussed Monday by the Macon-Bibb County Planning & Zoning Commission.
The applicant, Due South Investments, is looking to rezone about 13.5 acres at 237 Coliseum Drive and 200 Clinton St. from a central business district to a planned development district to allow offices, hotels and housing. The city of Macon owns about 4 acres of the land and leases it to the state of Georgia.
Also, a conditional-use permit for the property will be discussed which would allow revisions to a previously approved conceptual plan.
The property is across Coliseum Drive from the Wilson Convention Center and the new Marriott City Center hotel.
The proposed development would include: 230,400 square feet of medical office space; 134,400 square feet of other office space; and two hotels (one with 180 rooms and one with 96 rooms), according to a commission staff report. Also in the plans are a 8,235-square-foot restaurant, conference hall, health club, food court, nearly 400 residential units, a nature park and a parking deck with nearly 2,000 spaces, according to the report.
An existing vacant building on the site will be preserved and used as a meeting and banquet hall that would be attached to one of the new hotels and a restaurant, the report stated.
A traffic study has not been approved by the state Department of Transportation, but “some major changes” are anticipated around the Interstate 16 exit ramps, Coliseum Drive and the realignment of Coliseum Place. Also, Clinton Street would be improved to serve as the main entrance into the Ocmulgee National Monument.
The meeting begins at 1:30 p.m. at Macon City Hall, 700 Poplar St.
