Two multi-family developments -- with a total of 164 residential units -- are planned about two miles apart in north Bibb County.
The projects are expected to be discussed Tuesday by the Macon-Bibb County Planning & Zoning Commission. The meeting is a day later than usual because of the Memorial Day holiday.
Texas-based Roundstone Development has submitted an application to rezone 1425 Hall Road from an agricultural district to a multi-family residential district in order to build a complex with 92 apartments. Hall Road connects Forest Hill Road and Riverside Drive.
The gated development, to be called Mallard Lakes, would have four residential buildings, a clubhouse and swimming pool on 12 acres. The complex would contain 30 one-bedroom units, 30 two-bedroom units, 24 three-bedroom units and eight four-bedroom units.
Roundstone also is seeking approval of a conditional-use permit to allow the complex.
A majority of the vacant site is heavily wooded.
Staff is of the opinion that the proposal as submitted is in compliance with the overall land use pattern and would not adversely influence living conditions in the surrounding areas, according to the commissions staff report. However, the commission should address appropriate buffering.
Another multi-family development is planned at 5300 Bowman Road, adjacent to the Wexford subdivision.
Atlanta-based Potemkin Development Inc. is seeking a conditional-use permit to allow site plan revision to a previously approved development and final site plan approval of a multi-family senior living complex.
The final site plan request shows a three-story building on 12.3 acres. The building would have 72 units, with 18 one-bedroom units and 54 two-bedroom units. The development plan includes a gazebo and pavilion.
When the two hotels on property adjacent to this site were proposed, several residents from the Wexford subdivision objected, especially to lights filtering into their homes.
The proposed independent living project is residential in nature and will not impact the subdivision, the staff report stated. A lighting plan must be provided.
In 2006, the commission approved a conceptual site plan that included three office buildings.
The apartment complex replaces those three buildings.
The meeting begins at 1:30 p.m. in the 10th floor conference room, Willie C. Hill City Hall Annex, 682 Cherry St., Macon.
