Rezoning could bring shopping center to north Bibb County

A new shopping center is planned across Riverside Drive from The Shoppes at River Crossing in north Bibb County if a rezoning application is approved.

An application to rezone 6.2 acres at 5019-5081 Riverside Drive from an agricultural district to a general commercial district is expected to be discussed by the Macon-Bibb County Planning & Zoning Commission during its meeting Monday. Access to the property would be from Riverside Drive and Gateway Drive.

A parking variance also has been filed for approval. The proposed project requires 381 spaces and 367 spaces are proposed.

The shopping center would include one building with about 55,000 square feet, two connected buildings with 5,000 square feet in one and 3,200 square feet in the other, according to a site plan filed with the application. It also includes a 6,000-square-foot vacant pad for another building.

“We anticipate the use to be that of restaurants, retail, office and medical uses,” said applicant Jarrett Nease in a statement with the application. The property is owned by Candace Oakley and E. Braxton Markert.

“The future land use plan for this area recommends community commercial uses,” the commission’s staff report states. “Therefore, the proposal is consistent with the future land use plan. ... The proposal is consistent with the existing zoning in the area. The proposal will not significantly impact the surrounding community.”

The meeting begins at 1:30 p.m., in the 10th floor conference room, Willie C. Hill City Hall Annex, 682 Cherry St.
